ELECTRONIC SUBMITTAL REQUIREMENTS:

Upload requirements for this web portal:

  • Documents must be a PDF
  • Individual file size cannot be larger than 128 MB
  • Do not attach  ‘zip’ files. Our server will reject all 'zip' files
  • Reduce and flatten the file size for a all plan sets BEFORE uploading plan sets. The raster/vector settings should be optimized for printing

Application forms and supporting materials should be transmitted as a single file.  To create a single PDF file, go to  Adobe Acrobat Free Merge PDF online tool. Other free Acrobat PDF tools like converting a file to PDF or reducing the file size are available on the Adobe website.  

Supporting reports may be uploaded separately through this web form if the file size is too large. The separate submissions should be numbered (i.e. Submittal 1 of 2) and noted under transmittal contents. Plan sets may be submitted separately. 

Please DO NOT submit locked or password protected documents.  Documents that are locked will  need to be unlocked before staff can intake the submittal.

 
CONFIRMATION:

Staff will contact you to:

  • Confirm receipt of submitted documents,
  • Invoice fee and deposits, and
  • Clarify any discrepancies between the transferred files and those listed in the web form.
 
PAYMENT:

The 2023 Master Fees and Charges document shows the current Planning Department fee schedule. Fees are subject to change every calendar year. Fees are assessed based on the day the application is submitted. 

Once the application is submitted, staff will calculate the fees and deposits. Staff will email the applicant a confirmation of a received application and an invoice. After receiving the invoice, the applicant should call the Finance Department to pay the fee. If you prefer to pay by check, mail it to City Hall or drop it off.

The City will not begin reviewing the application until the required fees and/or deposits are received.
